I sat in on a seminar given by Del Walmsley and the Lifestyles Unlimited group about a year ago. It seems as though their whole premise was to either get people to buy single family homes and rent them out (no thank you), or buy apartments. They have a whole apartment buying group, but I wasn't comfortable paying the $10k membership fee. I suppose it boiled down to the fact that I didn't want to be a passive investor, I wanted to actually learn what they were doing--seems like it would be too easy to skim from investors who didn't know what you were doing. All that being said, of the real estate investors are out there, these guys seem to be on the level--at least their information seems to be accurate.
